| MORTGAGE CODE
Regent IFA Services Limited is registered as a Mortgage Intermediary with the Mortgage Code Compliance Board ("The Mortgage Board"), Registered No.5147245 and we subscribe to The Mortgage Code. The Code sets out minimum standards of good lending and advisory practice. A copy of the leaflet "You and Your Mortgage" which introduces the Code to you and explains what you can expect from us is available on request. The Mortgage Board also produce a booklet containing the full Code that is also available from us upon request. ADDITIONAL INVESTMENT SERVICES This Terms of Business solely relates to mortgage business. Terms of Business for items regulated by the Financial Services Authority are provided separately. LEVELS OF SERVICE As a Mortgage Intermediary we will offer you a choice of three levels of service. You may choose between receiving:
We usually offer a full advice and recommendation service in all cases in order that we can make an informed decision with you about the choice of your new mortgage. We will confirm in writing the actual service level provided. PRODUCT SELECTION We will always act on your behalf in our dealings with you and any recommendation we make to you will be based on our research into the mortgage market as a whole. However, in certain circumstances where a limited range or single product only is recommended we will explain the circumstances for doing so. INFORMATION TO BE PROVIDED When providing you with information to help you to choose a mortgage, in accordance with the level of service provided, you will receive information relevant to your mortgage needs covering areas such as the main types of repayment methods and the implications of taking out a mortgage. A full list of the information to be provided from us can be found in Section 3.2 of the Mortgage Code. We will complete a mortgage questionnaire and once we are in a position to make a suitable recommendation to you, we will confirm our advice in writing. OUR FEES We may receive fees from lenders and we may charge you a fee for arranging the mortgage. Before you take out a mortgage, we will advise you in writing of all fees that will be payable to the company. If the fee is less than £250, we will simply advise you that we will receive up to this amount. If the fee is £250 or more, we will tell you the exact amount. We will ask you to complete a fee agreement form. DATA PROTECTION We will keep all of your personal information private and confidential (even when you are no longer a customer), except where disclosure is made at your request or with your consent. In order to process your application it may be necessary
to disclose your information to third parties who may
hold this information indefinitely. On these occasions, you agree that personal information held by Regent IFA Services Ltd may be disclosed on a confidential basis and in accordance with the Data Protection Act 1998 to such third parties. You agree that this information may be transferred electronically e.g. e-mail. You also agree that ourselves, or any such company, may contact you in future by any means of communication which we consider appropriate at the time. Under the terms of the Data Protection Act, you have the right to view any personal data we may keep on you. COMPLAINTS Our aim is to provide you with a first class, professional and confidential service. We have internal procedures for handling complaints fairly and speedily and, should a complaint arise, in the first instance please write to the Mortgage Code Compliance Officer at Regent IFA Services Limited. Thereafter, if the complaint is not dealt with satisfactorily, you may refer it to the Mortgage Code Arbitration Scheme, whose address can be found in the Mortgage Code leaflet. CLIENTS RISK Property values and prices fluctuate according to market conditions and the value of your property may go down as well as up. In the future, the value of your property could be less than the amount of your loan which could result in "negative equity". Equally, if you select an interest only mortgage, the repayment of the mortgage will be dependent on the performance of the repayment vehicle selected. Specific advice on the most appropriate repayment vehicle for you, will only ever be provided by an adviser who is authorised to provide that advice by the Financial Services Authority. |
